Local Conditions

Building in Kent

Valley floor, hillside and lakeside

On the valley floor, lots are flat, which makes patios and lawn areas easy to lay out but means water has little slope to run off on. Where the ground is low or the soil is dense, getting water out and keeping the base dry is the main design question.

Kent’s East Hill and West Hill neighborhoods add slope, and the area around Lake Meridian adds lakeside living, where homeowners often want seating, lighting and outdoor rooms oriented toward the water. Work close to a lake or stream can bring extra rules, so we look at that early. Older streets and newer subdivisions sit side by side, so existing conditions vary from yard to yard.

What that means for the build

  • Give flat lots enough fall to shed water
  • Build on a well-prepared, free-draining base
  • Plan seating and lighting to suit lakeside views and evenings
  • Check for extra rules on work near water early on

FAQ

Kent

Do you serve Kent?

Yes. Kent is in our service area. Mission Outdoor Living is based in Maple Valley and serves all of King and Pierce County. See all the areas we serve.

Can you build near a lake?

Yes, and we are used to lakeside homes. Work close to water can come with additional setbacks or review, so we look at the property’s position early and tell you what may apply before you commit to a design.

How do you handle flat lots that hold water?

We start with the property assessment: where water collects, where it can go and what the soil is doing. Solutions range from regrading and a deeper base to drains, and we set out the approach and cost in a written proposal.

How do I get started?

Send a request with your address, photos and a short description of the project. From there we follow the process on our Build page, beginning with a conversation about what you want the space to do.
