Local Conditions

Building in King County

One county, many kinds of ground

King County covers a lot of territory. Flat valley floors, lake and river corridors, rolling suburban plateaus, wooded foothills and open farmland all fall within it, and each asks something different of an outdoor build. A flat valley lot needs good drainage and a stable base; a foothill property needs walls, stairs and careful access; a lakeside home may need extra review.

What stays constant is the Pacific Northwest climate. Long, wet winters make base preparation, compaction and drainage the foundation of anything that is built outdoors, and shade, moss and damp are everyday maintenance issues. Rules also vary by address: some properties fall within a city, others in unincorporated King County, and permit requirements depend on both the project and the location.

What that means for the build

  • Match the design to the ground: valley, hillside, lakeside or plateau
  • Treat base preparation and drainage as the foundation of every build
  • Choose materials suited to wet winters, shade and moss
  • Confirm the permitting authority for your specific address
